				<title>What card should I pay off first.</title>
				<description><![CDATA[ I have five credit cards that I am trying to pay off and trying to figure out which one(s) I should pay off first<br /> 1) 7,800 (18% int) <br /> 2)  5,200  (1.9% int)<br /> 3)  4,900  (15% int)<br /> 4)  2,900  (1% int)<br /> 5)  2,400  (20% int)<br /> <br /> I have about $7000 right now to put toward paying one or some of these off. Any advice? I do not use these anymore and have not for months. Thanks<br /> ]]></description>

				<title>Refinance - current mortgage</title>
				<description><![CDATA[ I got laid off earlier this year and am trying to refinance my mortgage loan.  I was fortuante enough at the time of being laid off that a month later I was eligible to retire after 39 years with this major global company.  I am receiving monthly retirement income from my former employer and this will continue until my death.  However, the monthly amount will decrease when I begin receiving Social Security in 2012.  At that time, based on estimated Social Security benefits (as of 4/15/09) my monthly income will actually increase when combined with the retirement check from my former employer.<br /> <br /> The problem I have is that the the lender I am trying to refinance with says that they cannot speculate that I will collect Social Security in 2012.  I could decide to wait beyond that time to get a higher amount.  Plus they have no way of knowing exactly what I would be receiving.<br /> <br /> The lender is telling me that the only way they would approve this loan is to have a satisfactory co-borrower.<br /> <br /> I would appreciate your advise and if I need to provide you additional info, I'd be more than willing to do so. 				<title>When a credit card company sets you up to fail</title>
				<description><![CDATA[   How to make this quick,  wife passd away, left a credit card with a late payment, tried to makes some payments to bring it current but couldnt quite make it. They then offered my at three seperate times special payment plans with low interest and no finance charges for 6 months.   each time i made the first payment which was substantialy less then the monthly payment. this took place ove a 1and a half to two month period then they said they wouldnt do it. I either didnt make enough or made to much depending on who ask the questions. In the mean time the amount grew by over 3000 dollars, they finally advised me to seek credit counseling services from one of there approved services. i did so which after 3 payments I was told that the credit card company had denied the agreement.  What other recourse do i have they driven up the total amount, while pretending to help me. This is HSBC which ive learned are one of the nastiest  unwavering comapnies. 				<title>Collection reported lowered score 150 points trying to buy a house. How can we demand it be deleted?</title>
				<description><![CDATA[ Recently we saw that a collections agency posted a negative debt on my husbands credit. The debt was from June 2008 when he was a student. We had no idea we owed any money and thought his account had a zero balance(miltary paid his tuition). We moved a few months later and about 6 months after that we were contacted by a single letter saying we owed money. We were never sent a bill or notified prior. This statement was sent in May 2009. However, the negative on his credit was issued in April 2009 an entire month before we were notified. He questioned the bill and then never heard back. We naively assumed it was their error and forgot about it. Now, we are trying to buy a house and that one mark has lowered his score by 150 points. What can we do to get it deleted?]]></description>

				<title>Loan scam asking for upfront fees via email money transfer. Credit Leader Inc canada</title>
				<description><![CDATA[ I was contacted by a lending Firm here in Canada called Credit Leader INC. was approved, for a loan of 8,500.00, I asked them to send me the legal documentation, so my lawyer could look it over, and they said that I would have to send 300.00 upfront, and they would send the legal documents via Federal express when the funds were transfered. As soon as they said this I thought SCAM, so I looked online for this company, and could not find it, I checked with Canada 411 for the phone number they gave me, and low and behold, there is no listing. The phone number I have for these people is 514-564-9790. When he called me to see if I was going to send the money to him, I asked why I could find no information about this company on the web, he said, well web pages are so easy to hack, that we don't have one, when I asked why the number could not be found, he said they had it unlisted, so banks would not harrass them for taking business from them.I told him that I wanted legal proof that this was a legit company, and he said well when you wire the money to us, you will be able to trace it, as we deal with the bank, So I thought okay, lets see what they have to say, he told me to open an account at a bank that deals with email money transfers, and to set up a payment to them, told me what to use as a security question, and what the answer would be, he also said once this was done, I would be able to trace where the money was. I called my bank and asked questions about the email transfers, and this is what they said.  Be advised that when you do send a email transfer, it can be deposited into ANY account, as long as the person has the answer to the security question, that you will provide. There is no way to get it back, once you send it..<br /> These people have now found a new way to collect money. Please be careful, as they try to make you feel secure in knowing your money is going through the banks, but it is just like sending it via western union..Please use your first gut reaction when dealing with these companies, as it is usually right.<br /> These people are still calling me, and threatening me with legal action for not paying thier fees from all the paper work it took for this, trying any scare tactict to get me to send money. They are saying that they are going to take my home, car, and anything that is in my bank account, if I do not pay these funds.. Don't let anyone bully you into sending money.. I have since contacted the police, and have them dealing with this case.]]></description>

				<title>Cannot pay my credit cards anymore</title>
				<description><![CDATA[ I have been unable to pay by credit cards since September (4 banks involved totally $30,000). I am severely mentally disabled and have been in the mental hospital 4 times (the latest last month). I had shock treatments, you name it. I am on loads of medications. This is a permanent condition which started 18 years ago. Now I can no longer go out of my home. <br /> <br /> My only source of income is SSD and disability pay from the bank I worked for many years ago. I am up to my neck in debt and cannot even pay the current bills I have. My current bills exceed my monthly disability income. I also have very little food in the house and I live alone. <br /> <br /> In addition, my wife (who I married last year from England) developed breast cancer and right now she is back in England undergoing 3 horrible operations. She had a mastectomy and it cost me a lot of money (when she was in America) and also cost me thousands of dollars trying to get her citizenship in America. <br /> <br /> My question is can these credit card companies sue a mental patient whose only source of income is disability pay? Or am I in the category "judgement proof?" <br /> <br /> My bankruptcy attorney cound not file a chapter 7 because my home is worth more than my debts. But she said not to worry about the credit cards because they cannot take your house, put you in jail or tap into your checking/savings accounts, and they most definitely cannot touch my disability money. And she said to keep my phone turned OFF (which I do). <br /> <br /> This entire situation is going to either give me a heart attack or land me back (permanently) in a mental institution. I wrote several letters to the banks in question and explaned the entire situation. But would you believe that Discover Card is still sending me dozens of "convenience checks" in the mail even 3 months after I stopped paying them? 				<title>Recent reports of new fees</title>
				<description><![CDATA[ I have heard reports of new fees. One fee was for account inactivity. Another was for carrying too low of a balance. There was another but I cannot remember what it was for.<br /> <br /> I guess these are to recoup costs for accounts which are not generating revenue. I have over the past few months begun systematically using each of my cards for various purchases and then paying the cards off each statement so I have made all of them active.<br /> <br /> I am wondering though about a low balance fee. Some reports I have heard is that it would be imposed when a balance is below $2,400. That is more than 10% of all but one of my card's limits. The fee supposedly could be up to $50 annually. I'm trying to determine the factors to determine when to just say no and close an account. <br /> <br /> How much should I be willing to pay to maintain revolving credit  for a good credit score?]]></description>

				<title>Personal loan - not a pay day loan</title>
				<description><![CDATA[ I went thru bankruptcy in Nov of 2005<br /> <br /> I have a monthly Gross income of $3788. <br /> <br /> I am wanting to get a personal loan for around 1500 - 2000. I do not want to get a payday loan but a regular loan that i can pay montly payments towards.  Primarily to help build my credit and to pay for some car repairs. Most of the loans online lead you to either a pay day loan or after you get thru the entire process they are asking for over $900 dollars to be sent to them in order to secure your loan.  <br /> <br /> I have  been on my job for 9 years and 9 months so i do have the job security to apply for a loan and i have been working on rebuilding my credit by purchasing a car 2 years ago and taking a loan out with United Finance ( United will be payed off in May.)<br /> <br /> I cannot go thur American General as they were part of my bankruptcy in 2005. <br /> <br /> Any other suggestions would be greatly appreciated. <br /> <br /> Thank you<br /> ]]></description>

				<title>What do I do first without hurting my credit score?</title>
				<description><![CDATA[ I have a problem.  In 2007 I lost my condo to forclosure.  Ever since then i have tryingt o get back on my feet.  I have paid off all my debt, and my credit is now fair.  i want to keep building my credit up.  I need to get an apartment, but I also need to get a secured credit card to build my credit.  I have no account anywhere.  No auto loan, personal loan, mortgage account.  Last month my credit card company lowered my balance and then close my account, even though I paid on time.  No credit card debt either.  I don't want too many inquires on my credit.  What should i do first?  Get a secured credit card or get the apartment.  i want to move into my own place in January or February of 2010. :?:]]></description>

				<title>How to get a small home loan before bankruptcy?</title>
				<description><![CDATA[ I have a peculiar situation.  I will be filing Chapter 7 soon, but I am obligated to buy a home because of a state grant given to me (Hurricane Katrina) as well as I would like to be able to use the state homestead exemption.  I have an unimproved lot that I need to sell to cobble together with some cash I have enough to buy the home and do some needed repairs on the home (what do you expect for a home that costs only $52K?)  Unfortunately, even at a 25% discount, I am having problems selling the lot at a high enough price to give me the necessary cash - although at a 40% discount, I seem to have some interest.  <br /> <br /> And in any case, it seems that I would need to pay the trustee a few $K to be able to the keep the house.  It would be far better for me to have a small mortgage on the home as I go through bankruptcy, so the bankruptcy trustee would see the lower equity value and decide that it is not worth selling.  I would have no problem paying back the loan after the bankruptcy as I have a nice fat 401K that I plan on tapping after the bankruptcy filing.  If I were to tap it before the bankruptcy, I would be basically be adding that to the bankrupcty estate, so I don't want to do that.<br /> <br /> My official income for 2008 was all capital gains, and was about $2K, so I could not qualify for any loan based on that, and of course, my credit history is being trashed as I have not made any payments for the last month (ironically, if I had just decided to stop paying my debts 2 months before, I would have another $8K in the bank, and I wouldn't be having any problems now.)<br /> <br /> So I am looking for any way to do this.  I am not the type of person to impose on friends.  I would really like to find some sort of peer to peer lender.  Even in my horrible situation, I could probably find such a lender, but it seems that the peer lenders I've browsed all do unsecured loans, which can't help me.  I need someone to take an official secured position in my home.<br /> <br /> I appreciate any help.  Thanks]]></description>
